Casa Aviv and Casa Shalva in Tulum’s Aldea Zama offer inspiring getaway sanctuaries of design fusing nature and architecture.

Tucked within the lush jungles of Tulum’s Aldea Zama, Casa Aviv and Casa Shalva offer more than just a luxurious stay; they are intimate sanctuaries of design, nature, and experience. For real estate developer Aviv Siso, these homes mark a dramatic departure from his previous life in New York City’s high-stakes real estate world and personal evolution into something quieter, more grounded, and undeniably more intentional.
“I didn’t even realize how much I loved design until we finished the first house,” says Siso. That house, Casa Aviv, would become a personal escape and a creative awakening that launched a new chapter in Mexico.
After more than 20 years working in the New York real estate market, Siso first visited Tulum as a tourist, drawn to its vibrant color, lush foliage, and immersive natural experiences. He bought land spontaneously in 2015–16 and started building homes a few years later. What began as a one-off project quickly became a signature vision for curated architectural retreats.
“Coming from New York made me very familiar with what makes sense as a real estate project, but also what creates the ‘wow’ effect when you enter a space,” he says. That balance between practical investment and emotional resonance guides all his designs.

Casa Aviv
Casa Aviv has clean lines and calming hues. It is an angular yet serene residence with high ceilings, open-plan living, and an earthy palette of polished concrete and greenery. Designed with Co-Lab Design Office, it was initially meant to be Siso’s own escape from NYC. But its distinctive architecture and soothing interior quickly drew outside interest.
Casa Shalva, by contrast, is a different kind of retreat. Built with groups and gatherings in mind, it includes flexible event space, an in-home gallery, and a layout that flows more like a journey than a floor plan. “I was imagining events, art exhibitions, dinners. It’s definitely serving that purpose in real life,” says Siso. Recent guests include Eduardo Castillo, Camilo Nu, and even the cast of The Bachelor, who filmed part of the Season 28 finale at the property.
Stays at either property include concierge services like airport transfers, private chefs, in-villa massages, and curated local experiences. Guests can also expect high-speed Wi-Fi, A/C throughout, daily cleaning, and thoughtful amenities that reflect Siso’s attention to both comfort and design. Whether you’re visiting for a solo escape, a group celebration, or something in between, the homes are designed to feel personal, private, and deeply restorative.

Despite the success, Siso remains focused on one key element- how a space makes you feel. “Architecture changes how we feel in a space without even realizing it,” he reflects. “Open spaces, harmonious colors, trees, and light make you feel relaxed. Sometimes, it even has a sexy twist.” That focus on sensory experience guides everything he builds, creating spaces that feel as emotionally grounded as they are visually striking.
That attention to feeling extends to the community as well. Both homes host music events and collaborative art gatherings, connecting travelers with Tulum’s creative scene. “People are looking for more than a hotel room and a beach,” Siso explains. “They want to feel like they belong to something.”
While Tulum continues to grow, Siso’s home retreats are rooted in a sense of calm. His use of greenery, texture, and intimate spaces ensures the properties maintain their serenity even as the town transforms around them.
Guests range from influencers and bachelorette parties to writers and retreat leaders. But the goal remains the same, to create places that feel personal, memorable, and worth returning to. “I want people to walk in and feel like, ‘Wow! I want to come back here with my friends or my family.’”
Though Siso is currently taking a short break from developing in Tulum, he hints at more to come. “I’ll definitely be designing new exciting projects in Mexico in the near future,” he says.
For now, Casa Aviv and Casa Shalva stand as twin testaments to a deeper way of traveling, where design meets intention, and every stay is an invitation to reconnect.
