SoHo’s residential real-estate market has been among the most expensive in New York City, a trend that is expected to continue as a small quantity of luxurious new developments rise in the historic lower Manhattan neighborhood.

On the western edge of SoHo and bordering the Hudson Square neighborhood, 10 Sullivan Street is one of these new developments. Rising along Avenue of the Americas, the 16 story development will be one of the tallest buildings in SoHo, with a unique shape resembling the Flatiron Building.

Due for completion in late 2015, the 10 Sullivan street represents a collaboration between landmark real estate developers Madison Equities and Property Markets Group. The development consists of 21 condominium residences on the southern end of the site, as well as four 25-foot-wide townhouses to be marked as separate from the condominium on the site’s northern section.

Marketed by The Corcoran Group, the development offers a wide variety of residences to suit a range of New York City buyers. The development comprises of one to five bedroom residences, in addition to a six bedroom 8,359 square foot penthouse covering the top three floors of the building. The condominium residences will range in price from $2.45 million for one-bedrooms to $45m for the penthouse. There will be a five-bedroom 5,256 square foot duplex for $25m, along with full-floor residences of 2,950 square feet ranging from $8.7m to $10m. Three-bedroom residences on lower floors will range from $6.517m to $7.315m, and two-bedroom homes will range from $4.65m to $4.75m. Townhouses located at 20, 30, 40, and 50 Sullivan Street will start from $20.795m, comprising of four or more bedrooms, a backyard, and a rooftop terrace.

Designed by architect Cary Tamarkin of Tamarkin Co. in collaboration with architectural firm Montroy Andersen DeMarco, the blond Norman brick exterior of the building has been created to reflect a look reminiscent of SoHo’s traditional industrial buildings. The apartments will have striking 11-foot ceilings, and high quality finishes such as Danish oak floors, radiant heated flooring and motorized shades. Custom designed kitchens will come complete with walnut cabinets, marble countertops and Miele, Viking, and Sub-Zero appliances. Bathrooms in the development will be marble with steam shower rooms and free-standing tubs.

Amenities of the $112m project will include a 24-hour concierge, keyed elevators, a fitness center and storage spaces. Additionally the development boasts a 10-space parking garage, with parking spaces available for purchase.
